SIZE: $5 million to $30 million
LOCATION: Nationwide
LEASE TYPE: Absolute NNN
ESCALATIONS: Annual
LEASE TERM: 15 years minimum, no outs clauses
CREDIT: Mid-Market Companies with Positive Net Worth after Goodwill and Intangibles and 3 years of Positive Net Cash Flows
CAP RATE: 7%+
LOI: Within 48 hours of receipt of financial information
DUE DILIGENCE: 30 days from receipt of due diligence material
CLOSING: 30 days from removal of due diligence contingency
COMMISSIONS: We participate equally in the fees paid by the seller, if there are no seller fees we will arrange for our fee to be paid by our client

International Realty Advisors clients build investment value by acquiring and re-positioning underperforming and distressed hotel assets in markets with growth potential. Strategies take into account the following:

•Mission is to deliver above average returns for investors by acquiring underperforming or distressed hotel properties and re-positioning them as either independent properties or re-flagging them as branded hotels.

•To accomplish this mission, our clients will team up with prominent hotel operators, architects, designers and restaurateurs to create one-of-a kind, unique properties.

•By acquiring hotel assets on the current down slope of the real estate cycle, investors will benefit from the value created as the market returns to a more normal growth cycle as well as from operational improvements as a result of re-positioning the hotels.

•Targeted properties for acquisition or development include urban and resort markets. Focus is on markets with a demonstrated ability to attract business and leisure travelers. We will seek properties with potentially superior architectural and design characteristics that are performing below market, but represent a solid investment opportunity after renovations and market repositioning.
