International Realty Advisors provides real estate sale-leaseback financing through its long time clients to less-than-investment grade owner-occupiers of corporate real estate, enabling such companies to realize fully the capital embedded in their real estate assets. International Realty Advisors has extensive experience providing sale-leaseback financing to financial sponsors and their portfolio companies, in addition to working with privately-held and public middle market companies.

To date International Realty Advisors has completed close to $500,000,000 in Sale/Leaseback transactions Nationwide with one client.

Sale-leaseback financing provides positive leverage for buyouts, add-ons, refinancings, recapitalizations and expansions, allowing users to access 100% of their real estate value while maintaining long-term operational control. In most cases, the transactions are structured as operating leases.

ACQUISITION CRITERIA

Tenant:
Both public companies and private companies will be considered. We prefer companies with a net worth exceeding $50 million after goodwill and intangibles, and three years of Positive Net Cash Flows.

Properties
All commercial real estate including corporate headquarters, office buildings, retail properties, industrial facilities, bank branches, and other special purpose real estate such as restaurants and hotels.

Location:
United States

Lease:
Triple net leases only. We prefer an original lease term of 15-20 years. We prefer to write the lease.

Price and Yield:
Targeted investments of $5 million to $200,000,000 cash. Tenant’s credit and real estate to determine yield.

Foward Commitment to Purchase:
We will consider projects up to 18 months in advance of completion.

Submissions:
• You will be notified of our interest in a transaction generally within 48 hours after receipt
of the following information:
• Current financial information concerning the tenant.
• Purchase price.
• Detailed description of property including age, building type, square feet, and size of parcel.
• Location including maps and description of area.
• Photographs (if available).
• Special requirements of seller/lessee, i.e. closing date.
• Lease commencement and termination dates (if existing), details of rent increases,
options, etc.
