International Realty Advisors clients have recently raised funds to aggressively pursue investments in distressed or value-add commercial real estate. Our clients have the ability to close quickly on an all-cash basis.

Deal Criteria:

Transaction Size: $5 to $30 Million

Transaction Type: Commercial Notes and Properties

Property Type: Retail, Industrial, Office, Multi-Family, Land

Location: California (preferred), Western States

Value Add Acquisitions:
Assets which yield a value added component for one or more of the following factors:
a.Properties that have partial vacancy or below market rents
b.Pricing is at a discount to the replacement cost of the property
c.Properties that could benefit from a physical upgrade and rehabilitation
d.Conversion of single tenant properties to multi-tenant properties
e.Properties that have excess land for further expansion/development

Development: Ground up development for speculation or build to suit projects for qualified companies.

Hold Period:

1-5 years, properties will either be held for a repositioning and quick resale to maximize short term returns or for longer terms to execute a business plan or hold as part of a permanent portfolio.
